The Carson
The Carson is a large-scale, mixed-use project occupying an entire block in Northern Liberties with a twelve-story mixed-use residential tower over retail on the eastern portion of the site, and a one-level box grocer space to the west. Generous sidewalks accommodate future outdoor seating for commercial tenants. The building includes a fully accessible parking garage under the entire building and loading areas along a private drive feeding off both 5th and 6th Streets — two elements that facilitate a welcoming, pedestrian-oriented design. Amenities for the residential tenants include a basketball court, gaming lounge, bike storage, and a fitness studio on the first floor. At the roof level, residents can enjoy multiple private and group meeting areas, including a taproom, VR gaming lounge, and a full private gym facility. The interior lounge is flanked by two spacious outdoor roof decks. A more private area on the north side includes seating and a grilling station, as well as a dog-run area. On the south side, the deck has three main seating areas, two grilling spaces, an outdoor TV lounge, and a built-in sunbathing pool and water feature. The shared spaces complement the new 373 residential units — studio, one-, two-, and three-bedroom apartments — and offer expansive views of the Philadelphia skyline and Delaware River.
